BEFORE– YARD WITH HARD SANDY SOIL LACKING GRASS

The previous grass here was fescue that was having a tough time surviving in the summer heat and the soil is very compact.

SOIL PREP STAGE-BEFORE THE SOD IS LAID

At this point the existing grass and any other debris (roots, rocks) that would prevent roots from establishing. Starter fertilizer and lime have been tilled into the soil. The ground has been level and graded for effective drainage(to prevent water from stagnating in one place).

Here is the street view of this house with sod installation completed. In the near futures, plants will be installed in the pine straw area according to the design plan. There is a 30 day guarantee for replacing any sod pieces that may not may not survive. I will also pre-qualify you to make sure sod it is the right investment for you, because if you can’t follow a watering schedule in the first few weeks, then your sod is likely to dry out and die. I will be the first to talk you out of getting sod if you think you can’t follow the watering schedule.

THIS HOUSE SOLD IMMEDIATELY AFTER IT WAS LISTED, ACCORDING TO HORIZON PROPERTIES OF SNELLVILLE, GA–AND THEY CREDIT IT TO THE SOD INSTALLATION, THE FLOWER BED DESIGN, AND PLANT PLANTED IN BED. A LANDSCAPING MAKEOVER IS WORTH THE INVESTMENT.

PREPARING & CONDITIONING THE SOIL

Removed existing layer of grass, loosened the soil so the sod roots can penetrate deep to establish themselves, and the right balance of fertilizer based on PH test of soil. The PH level determines if the soil is acidic or alkaline.

This sod was laid in mid February 2012. As you see, it is lush green in the winter and thrives in cool weather. If you have a shadey area where you want to lay grass, then Fescue may be what you want to use. Now is the time to lay it before it gets too hot. It is not at its best in extreme heat and full sun area

We also designed then flower beds and implemented the plan. Includes adding plants, trees, and pine straw. Sod installation was a decision by this real estate development company, as a part of the flip, as a way to sell this house faster. Ideally, fescue is not the best choice of grass for full sun, but the investors wanted it for an instant green lawn in the winter.

It was not in the budget for investors/house flippers to install more than 2 pallets(1008 square feet) of fescue sod. There solution was to create large pine straw beds. It worked- they were under budget and the house sold immediately. References provided upon request

So far we have had a cooler than normal March season/early spring with close to freezing temperature. By keeping the grass watered before a freezing night prevents the grass from dry freezing and dieing. So far no problems, now is the ideal time (early spring) to invest in a sod installation. You won’t have to use as much water in the cooler temperatures.
